Local Insight?

Hello,

I am considering moving to the area, and was hoping to get some insight to your community. I am self employed, and can run my business from anywhere. I may even be able to hire a few people locally.
My goal is to live on a ranch, a nice change from the conjested lifestyle I now live.
My questions for you:
- Land prices currently appear to be between $1K -$2K per acre, base on a 35 tract segment. Is this typical? Is there somewhere else I should be looking for real estate listings rather than online? (I have already contacted Adobe Gold)
- Is your community friendly to 'part-time' residents? I have lived year 'round in a Summer community my entire life - I can understand the downside of 'tourists' (And the upside)
I feel as though I can offer a lot to the right community, and look forward to contributing and growing with the right town.

There are other realtors in town without web sites, but I'm afraid I don't have any more information about them. Your 1K to 2K estimate per acre seems about right, but it's all dependant on location. The land east of town is typically cheaper and flatter - whereas hills (and especially views) cost more money. One of the nice things about the eastern property is you can get a proper view of the Spanish Peaks which are not very visible from in town (unless you live in just the right spot).

I doubt anyone would have a problem with you being a part-timer. I can't imagine why anyone would have a problem with a self-sufficient person moving to town.

Thanks Peter - when I was stationed in Alaska while in the military, I became a little sensitive to being a 'transient resident'. I live in a seaside community now, where we get a little testy to the crush of summer folks who invade.
My business is a chemical management services company.(We inventory chemicals) We cater to the biotech/life sciences industry nationwide. I run it from my home, and my support is all contracted out. I currently contract marketing, printing services, public relations, admin support, web dev, and scientific lab techs... just about everything. We have worked for some of the largest Bio firms in the world, and have even worked with Anheuser-Busch! I have gotten burnt out of city life, and would love to spread out. I may be out there in the next few weeks to scope land, perhaps we will meet for a beer. Thanks for the insight, Jon
